Services for Rental Property Owners

With over 14 years experience in rental properties, it seemed time to share the insights and potential pitfalls I have learned with other rental property owners. If you have a home, townhome, or condo which you are considering renting, or have already been renting and want some advice, I would like to help. I will create a web-page for your property with a small introduction on our main page for $100 and host it for one year for $50. I am also available to consult on a number of issues relating to managing your rental property yourself. The charge for each consultation is $150 or if three consultations are purchased at once, the cost is $400. The following are the consultation options:

Consultation #1: A review of one current or one intended property with advice on how to:

Improve appeal to renters Approximate your expenses Determine the rent & security deposit Advertise the property Show the property Qualify the applicant(s)

Consultation #2: Advice on some business matters of managing your property including:

Applications and leases Walk-throughs Home-owner's associations or condo rules How to lower risk of liability Managing cleaning & maintenance Repair action plans

Consultation #3: Advice on financial aspects and managing tenant behavior:

Is your mortgage right for you Selling rental property Collecting and accounting for rent and deductible expenses Planning for the impact on your taxes Keeping good tenants Managing problems with tenants

Each consultation is expected to last for one hour. Prior to the consultation, unless the appointment is made on short notice, I will email a checklist and/or worksheet so you will know what information you will need to bring to the consultation. I will also email a consulting agreement and release which must be returned signed with your payment prior to the consultation.

APPOINTMENTS

WHEN: I try to make myself available when you need me. As such, please email me at with some dates you are available, as well as which consulting option(s) you are interested in, at least a week in advance of your earliest suggested date. I will respond if I am available for one of those times or suggest others. Consultation appointments are tentative with no obligation for either party to keep, until I have received payment.

WHERE: Appointments are at my home office in Gaithersburg, MD.

WHAT IF: Prior to the appointment, if you need to change the date or time of an appointment please call or email a request to reschedule. If I receive the request for the change 48 hours in advance, I will return the call to confirm this and work with you to reschedule with no hitch. However, if you call to change the appointment within 48 hours, I may have turned down other clients for the time you have and there is not time to schedule them after you change. Therefore, on the date we reschedule to meet, there will be no half hour grace period for free consultation after the first hour. Any consultation past the first hour will be charged at the $25 per quarter-hour rate. If you do not keep your appointment or contact me to reschedule after the appointment is missed, the appointment fee will be considered earned and a new discounted appointment fee of $50 will be required to reschedule.
